According to the latest data (and my own pained whimper), the national average in the U.S. is hovering around $1,800 to $2,200 a month. Yep, that’s not a typo. That’s more than some people’s mortgage.

But hold on—don’t throw your laptop out the window yet. That number is a national average. That’s like saying the average human has one leg. It tells you nothing about your specific neighborhood.

If you live in Manhattan, you’re looking at $5,000+ for a three-bedroom. In rural Ohio? You can probably snag one for $1,000 and a wave from the neighbor’s cow. Location is the monster hiding under the bed.

What’s Driving This Madness?

Inflation, obviously. That’s the boring answer. But also, everyone wants a house right now because we all went slightly crazy during the pandemic. Landlords noticed.

They’re raising rents because they can. And because they have to cover their own rising costs for insurance, property taxes, and fixing that leaky faucet you called about twice. It’s a vicious, expensive cycle.

Plus, there’s the “house premium.” You’re not just paying for four walls and a roof. You’re paying for a yard (which you have to mow), a driveway (which you have to shovel), and possibly a basement (which you have to not think about). That convenience costs extra.
